B&A Planning Group produced a Master Plan for a brownfield redevelopment in Langford, British Columbia on behalf of Sobey’s Developments. The site formerly housed the Belmont Secondary School and some associated school district buildings and facilities that were no longer meeting the needs of the school district. The 23.5 acre site was situated near several existing low-density residential neighbourhoods, an auto-oriented commercial centre and a regional park system.
The Belmont Market Master Plan was guided by 5 key elements that were translated to the site from other successful retail mixed use centres in North America.
Belmont Market is a master planned mixed-use brownfield re-development with a strong commercial/retail component. The plan also includes a residential district adjacent to a regional trail, a central public plaza space, live/work units, a pedestrian-oriented retail main street and a civic district.
